Sellers are using Google and social media siites to check out buyers who place offers on their home. Remember, the name of the buyer is on the purchase agreement.
With social media and the ease of access to personal information and postings, it's amazing what you can find out about the buyers who are writing an offer on your home. Savvy sellers can see your hot buttons and what your current situation is to evaluate your level of urgency.
This is also a note to buyers to be carefull what you post or have on social media sites while you are making offers on homes. We don't recommend that buyers post anything about the new house until after closing!!!
Example: If you (buyer) work 5 minutes from the house you are placing an offer on and there isn't much direct competition. Your facebook page say's, "I'm so excited about purchasing this home because it's close to work." This is a cue for the sellers to hold firm on the selling price. You may have cost yourself a few thousand dollars.
Keep your social media and online content a little less personal or you could be setting yourself for failure during negotiation.
